Terms and Conditions

1. Accommodation Rates:

   • Rates may vary relative to seasonal demand, length of stay and advance booking.

   • Accommodation rates are for Karapiro One Bedroom Apartment

   • The rate is for the use of the Apartment for 1-2 guests maximum, using existing bedding. (x 1 King Bed).

   • All rates and charges are in New Zealand Dollars (NZD).

2. GST: 

   • Karapiro Apartments is not GST registered and rates do not include GST.

   • If your booking has been made via a 3rd party website platform, the 3rd party entity will be the registered GST entity and responsible for GST.

3. Booking Confirmation:

   • Upon booking confirmation, a deposit of 50% is required to secure your reservation.

   • The remaining balance will be required 1 day prior to your check-in date.

   • When booking via 3rd Party websites, their terms apply.

4. Accepted Payment Methods:

   • We accept credit cards, PayPal, and bank transfers.

   • All rates are in New Zealand Dollars (NZD) and do not include GST.

   • Please note that cash payments are not accepted.

   • When booking via 3rd Party websites, their terms apply.

5. Extended Short-Term Stays:

   • For extended stays (28 nights or more), the first month’s payment is due upon booking.

   • Subsequent payments will be paid by direct credit or credit card payment in regular instalments, in advance, by mutual arrangement.

6. Cancellation: For bookings made directly with Karapiro Apartment
   RECOMMENDATION: We highly recommend that you book travel insurance in case of an unexpected cancellation.

   • Cancellation within 48 hours of the booking being made: no charge deposit refunded).

   • Cancellation within 7 days of arrival date: 100% forfeit of the total booking price.

   • Cancellation within 30 days of arrival date: 50% forfeit of the total booking price.

   • Cancellation at any other time: 50% forfeit of the total booking price.

   • 3rd Party Bookings:  For bookings made through a 3rd party, (eg Travel Agent, Booking.com), their cancellation policy will apply.
     Cancellations of bookings made through 3rd party websites such as Booking.com or Airbnb, MUST be cancelled with the 3rd party website per their terms and conditions.  We are not able to cancel the reservation on your behalf and this may impact your ability to access refunds from the 3rd party website.

7. No shows will be charged the full amount of the booking.

8. Check-In:

   • Check-in time is after 3pm and before 9pm

   • Please advise your expected time of arrival at the time of booking.

9. Check-Out:

   • Please check out prior to 11am.

10. Early Check-In/Late Check-Out:

    • We are pleased to accommodate requests for early check-ins or late check outs by prior arrangement when possible.
      An early/late arrival fee of $20.00 may be apply.

11. Room Servicing:
    Karapiro Apartment is not fully serviced for stays, of 3 nights or less, unless requested at an extra charge. Towel & supplies replenishment are made as required.

12. When You Leave:
    We clean and service the apartment to a very high standard between each guest and kindly ask the apartment is left in a tidy and reasonable manner.

13. Additional Charges: (examples)

    • Meals & Grocery Parcels – on request.  Fees will apply

    • Charges will be incurred for damages or extra cleaning, i.e. carpet cleaning, stain removal

14. House Rules and Policies:
    Karapiro Apartment is an extension to our home, and we would appreciate your respect of our spaces.

    • No Smoking /No Vaping

    • Pets are not permitted

    • Quiet hours are from 9pm – 7am

    • The Apartment is not set up for, not suitable for children to stay.

    • Guests to the apartment must respect the premises and the terms on which the reservation has been made and the person who made the booking is responsible.

    • No parties or group gatherings

15. Parking:

    • Off-street parking available on site.

Liability and Disclaimer Notification

1. General Disclaimer:

   • "The management and owners of Karapiro Apartment (the property) shall not be liable for any loss, damage, injury, or inconvenience caused by:

     • Accidents, theft, fire, natural disasters, or any other unforeseen events.

     • Acts or omissions of guests, visitors, or third parties.

     • Any loss or damage to personal property or valuables during your stay.

     • Interruption of utilities (e.g., water, electricity, internet) due to circumstances beyond our control.

     • Noise or disturbances caused by other guests or external factors.

   • Guests are responsible for their own safety, well-being, and compliance with property rules."

2. Health and Safety Disclaimer:

   • “While we take all reasonable precautions to maintain a safe environment, guests use the property facilities at their own risk. Please follow safety guidelines, especially water, balconies, and other potentially hazardous areas.”

3. Property Condition Disclaimer:

   • “We strive to provide clean and well-maintained accommodation. However, guests are encouraged to report any issues promptly. The property is not liable for any inconvenience arising from maintenance or repairs.”

4. Guest Responsibility:

   • “Guests are responsible for their behaviour, actions, and adherence to property rules. Any damage caused by negligence or intentional misconduct will be charged to the responsible guest.”

5. Limitation of Liability:

   • “To the extent permitted by law, the property’s liability is limited to the cost of the accommodation booked. We recommend guests obtain travel insurance to cover unforeseen events.”

6. Indemnification:

   • “By staying at Karapiro Apartment, guests agree to indemnify and hold harmless the property, its owners, and staff from any claims, losses, or damages arising from their stay.”

7. Legal Jurisdiction:

   • “Any disputes or legal matters related to your stay shall be subject to the laws of New Zealand and the jurisdiction of New Zealand courts.”
